THE PROCESS

AS design is passionate about design and is dedicated to high quality architecture, specialising principally in bespoke residential refurbishments and extensions.

 

Our approach is intimate and responsive, we work closely with the client to understand their needs and devise practical, creative, and beautiful solutions.

 

This process begins with an initial consultation, where we listen to you.

 

The full architectural service incorporates site survey, conceptual design, acquisition of statutory consents, provision of comprehensive construction documentation, and regular inspections on site leading to completion and handover to the client.

 

We work with a number of trusted consultants including interior designers, structural engineers, and party wall surveyors, which we can engage on behalf of the client to provide their services as necessary throughout the process.

concept design

Following the initial briefing meeting and survey, AS design will produce feasibility options in the form of CAD plans, 3D sketches and photo-shopped imagery.

 

During this phase we will consider the layout, budget, and finishes, and how to achieve the maximum amount of natural light throughout the property.

 

Our passion is design so we are dedicated to creating an inspirational scheme which our clients will be proud to call their home.

Once the concept design has been decided upon, we then set our minds to developing the concept into technical form through the preparation of CAD drawings for use in the planning submission.

 

We have an excellent understanding of planning procedures, and with a majority of our projects in conservation areas we are able to navigate through this process to ensure a positive outcome.

 

We are constantly reviewing the design scheme and liaising with the client to ensure the brief and vision for their new home has been fully realised.

As well as planning we will also ensure compliance with the latest Building Regulations and will submit all necessary information in order to obtain Building Control approval on completion of the project.

With our work predominately in London we are often required to serve party wall notices and we will co-ordinate all the information needed by the party wall consultant.

Following planning approval, the design is then considered in detail. We will engage a structural engineer and meet with them to assess the scheme on site. 

​

Large cost items such as windows, doors, and kitchen will be appraised at this stage and costed for if necessary. We work with a number of businesses and can recommend suppliers that we think suitable to meet the needs of the client.
 
We will prepare documentation for the tender process, which includes fully coordinated drawings and a comprehensive scope of works detailing the full construction requirement, itemizing the information for costing by the bidding contractors.

The client will be fully engaged in this whole process to ensure budgets are adhered to and the scope of works document includes all of their requirements

Upon the agreement of the construction costs with the appointed builder we will then proceed to begin the works on site.

We are mindful that this can be very stressful for the client, with many opting to move out for the duration of the build but some will opt to continue living on site. 


We manage both scenarios with compassion and careful consideration to minimise the disruption.

During the construction phase AS design are extremely hands-on, holding weekly site meetings and issuing minutes accompanied with evidential photographs and sketches. We review design information from contractors and suppliers, and ensure programmes are managed to ensure the site is ready for installation and deliveries.

​

With old London properties it is difficult to know what lies beneath the plasterboard and floorboards. AS design understand that our clients have a budget, and we constantly liaise with the builder to identify any increase or reduction in cost associated with extras and variations. We ensure this process is fully transparent and make certain the client is in full agreement with extra costs and that these are kept to a minimum.

We believe the construction stage is the most exciting phase of the entire process and encourage our clients to join us for site meetings. This enables them to engage in the construction process so that they can see first-hand their vision coming to fruition.

handover & completion

Once construction is finalised and fittings are installed, we will meticulously identify any defects and outstanding items prior to completion and handover. 

​

A comprehensive report accompanied with photographic evidence is compiled to ensure the builder delivers the property back to the client with the works completed to the required high standard. AS design insists on nothing less than a perfect finish.
